These Terms of Service ("Terms") govern access to and use of the UniSova website, mobile applications, and related services (collectively, the "Platform").
By accessing or using the Platform, you agree to these Terms. If you do not agree, you must not use UniSova.
1. About UniSova
UniSova is an online platform designed to help students and university-affiliated individuals discover housing opportunities and connect with landlords, and to allow verified university affiliates to engage in limited peer-to-peer marketplace activity.
UniSova does not own, lease, manage, or broker real estate, and is not a party to any lease, rental agreement, sale, or marketplace transaction.
2. Eligibility
You must:
- Be at least 18 years old
- Provide accurate and truthful information
- Use the Platform only for lawful purposes
Certain features are restricted based on user type.
3. User Categories
UniSova users fall into the following categories:
- Students & University Affiliates
- Landlords / Property Managers
- Visitors
Access to features depends on verification and classification.
4. Account Registration
- You are responsible for maintaining the confidentiality of your account
- You may not create more than one account
- UniSova may suspend or terminate accounts at its discretion for violations
5. Platform Role Disclaimer
UniSova:
- Is not a real estate broker or agent
- Is not a university or university representative
- Does not verify property condition, legality, or pricing
- Does not guarantee housing availability or outcomes
- Does not provide legal, financial, or housing advice
All transactions occur directly between users.
6. Content & Listings
Users are responsible for all content they post.
By posting content, you grant UniSova a non-exclusive, royalty-free, worldwide license to display and distribute such content solely for operating the Platform.
UniSova may remove content at any time.
7. Fees
UniSova may offer free and paid services. Any fees will be disclosed prior to purchase. UniSova does not currently process rent, deposits, or marketplace payments.
8. Prohibited Conduct
Users may not:
- Post false or misleading listings
- Engage in discrimination or harassment
- Circumvent Platform restrictions
- Use UniSova for unlawful or commercial marketplace activity
- Attempt to access restricted features
9. Termination
UniSova may suspend or terminate access at any time for violations or risk to the Platform.
10. Limitation of Liability
To the maximum extent permitted by law, UniSova is not liable for:
- User disputes
- Property conditions
- Marketplace transactions
- Financial losses
- Personal injury or damages
Use of the Platform is at your own risk.
11. Governing Law
These Terms are governed by the laws of the State of Delaware, without regard to conflict-of-law principles.
12. Changes
UniSova may modify these Terms at any time. Continued use constitutes acceptance.
Student & University Affiliate Terms
(Applies only to verified students, alumni, faculty, and university-affiliated users)
1. Verification
Access may require:
- University email address
- Manual review
- Additional documentation
UniSova may revoke verification at any time.
2. Housing Features
Students and affiliates may:
- Browse listings
- Contact landlords
- Use roommate-matching tools (if enabled)
- Explore subletting opportunities (if enabled)
UniSova does not guarantee safety, availability, or suitability.
3. Marketplace Access (Students & Affiliates Only)
Verified students and university affiliates may access UniSova's Buy & Sell Marketplace.
Allowed Items
- Furniture
- Books
- Electronics
- Household goods
- Other lawful personal items
Prohibited Items
- Illegal goods
- Weapons
- Controlled substances
- Counterfeit goods
- Services unrelated to student life
- Commercial inventory
4. Marketplace Disclaimer
- UniSova is not a party to marketplace transactions
- Payments, delivery, condition, and disputes are handled solely between users
- UniSova offers no buyer or seller protection
5. Conduct Standards
Users must:
- Act respectfully
- Provide accurate information
- Follow applicable laws
- Avoid harassment, fraud, or abuse
6. Enforcement
UniSova may:
- Remove listings
- Restrict marketplace access
- Suspend or terminate accounts
Landlord Terms of Use
1. Eligibility
Landlords must:
- Own or be authorized to list properties
- Provide accurate, lawful listings
- Comply with all housing laws
2. Permitted Use
Landlords may:
- Post property listings
- Communicate with prospective tenants
- Manage listing details
3. Marketplace Prohibition
Landlords are strictly prohibited from accessing or using UniSova's marketplace features.
Marketplace access is reserved exclusively for verified students and university affiliates.
4. Fair Housing Compliance
Landlords must comply with:
- The Fair Housing Act
- State and local housing laws
- Non-discrimination requirements
Discriminatory listings or behavior will result in immediate removal.
5. Responsibility
Landlords are solely responsible for:
- Property condition
- Lease terms
- Pricing accuracy
- Legal compliance
UniSova assumes no liability.
Privacy Policy

2. Use of Information
